Your rental payment will include your base rental amount. Water and sewer are based on usage and will be added onto your ledger. Renters’ insurance (if you have opted in through our preferred vendor) will also be added to your ledger for $14/mo. The resident is responsible for setting up electricity, gas, and internet on their own.
There is a $60 non-refundable application fee per applicant. There is a non-refundable administrative fee of $200 per unit at Heather Ridge Apartments. With approved credit, we are currently waiving the security deposit. The fees are due at the time of application.
At Heather Ridge Apartments, we require proof of your last 30 days of income. The income requirement is three times the monthly rental amount of your base rent. Through a third-party agency, all applicants receive a criminal background check and credit check.
Yes, renters’ insurance is required before you move in at the property. There are two options for renters’ insurance at Heather Ridge Apartments. You can either go through our preferred vendor, Foxen, or the resident can set up renter’s insurance separately through their own vendor. It is typically easier to use our vendor, Foxen, but if you decide to use your own insurance company, please call the leasing office for more information on the policy requirements.
At Heather Ridge Apartments, we do a criminal background check and credit check on all applicants. We have a pass or fail system through our third-party screening company that links with our property management software. There are times where we will accept conditional approval. Please contact the leasing office for more information.
If you are a full-time student, we can accept student housing stipends which verify your student loan information. Please contact the leasing office for more information.
Yes, you must sign a lease agreement with a guarantor if you do not meet the monthly income requirement. However, a guarantor cannot be used for an applicant that does not meet the approved credit requirements.
Once someone applies, expect 3-5 business days on the approval of the rental application.

The resident is responsible for electricity, gas, and internet/cable on their own. Electricity is through the City of Columbia, and gas is through Ameren. For internet service, we partner with Brightspeed as our primary provider, however you also have the option to use Mediacom or Socket for internet/cable options. Once you sign a lease and prior to move-in, we will email you a move-in welcome letter with all the specific details needed for your utilities.
At Heather Ridge Apartments, we have free, unassigned parking on the property! We do ask that you have your guests park along the fence line of the property.
Yes, we allow up to two pets, but we do have breed restrictions at Heather Ridge Apartments. Once someone applies, we use a third-party pet screening company that must be completed by creating a profile for each pet(s) information and uploading the vet records. There is a fee of $25 per pet per year for the pet screening profile. There is a one-time, non-refundable pet fee of $250 per pet. Pet rent is $25 per pet each month.
Certain types of pets cannot be permitted - these include any wild, exotic, endangered, or poisonous animals or reptiles. In addition, the following aggressive-type dog breeds are not permitted:

Yes, we have a model unit at Heather Ridge Apartments! Depending on availability, we can show additional units as needed. Schedule a tour with our onsite team to view our model apartment.
We do not currently offer any furnished apartments. All units include appliances such as garbage disposal, refrigerator, dishwasher, and stove.
